Constructive precision as the language of the landscape

On a 23,180 m² rural plot in Pollença, a home emerges that interprets the territory through both technique and emotion. The house does not simply rest on the land, it listens to it; it adapts its structure, its materials and its rhythm to the pulse of the Mallorcan landscape. From the very first line, the project seeks a serene dialogue between contemporary architecture, natural materials and construction decisions made with a level of precision architects will recognise instantly.

The 340 m² ground floor unfolds as three distinct volumes – west, east and the central core – organising living, resting and arrival. Beneath the bedroom wing, a 140 m² basement is illuminated through an English courtyard that transforms a technical space into a habitable one, demonstrating that light can also be part of engineering when it is placed with intention.

Material, technique and atmosphere: when construction becomes narrative

The envelope combines a SATE system with acrylic finish to ensure thermal efficiency, together with a central volume of natural stonework extracted from the excavation itself. It anchors the house to the land with an authenticity impossible to replicate. It is a project where material is not merely chosen, it is revealed.

Inside, continuous microcement, limestone flooring and a deliberate, restrained formal language create a silent atmosphere designed to endure. The pitched roofs are built with reclaimed timber beams, a gesture that introduces warmth and depth to a composition defined by clean lines. High-performance aluminium joinery, fitted with solar control glazing and double cavity, refines the transparency that allows the architecture to breathe light without sacrificing efficiency.

Every junction has been considered: joints that almost disappear, concealed trims, a minimalism that is not aesthetic but craftsmanship.

Invisible comfort: engineering in the service of calm

The home relies on a high-efficiency aerothermal system that feeds underfloor heating and concealed air-conditioning ducts. The bathrooms incorporate extraction and double-flow systems, and cross-ventilation was designed from the early stages to reduce thermal loads, improve indoor comfort and promote responsible energy use.

Trimless recessed lighting, concealed access points and an integrated control system ensure that technology remains where it should be: present, yet discreet. It is engineering that delivers comfort without demanding attention.

Structure and precision: resolving complexity with elegance

The true challenge of the project lay underground: a pre-existing and abandoned foundation that forced a complete structural rethink. EPIC addressed this by implementing a reticular slab capable of spanning large distances and redistributing loads with clarity. Deep reinforced concrete slabs, adapted to the particular nature of the terrain, ensured stability, continuity and structural serenity.

Above this base rises a laminated steel structure that frees the interior, allows for more generous façades and maintains the required rigidity without compromising the formal purity of the project. Perforated brick exterior walls improve hygrothermal performance, while interior plasterboard partitions ensure millimetric precision and an execution that is clean and controlled.

It is a structure that does not seek protagonism, yet makes the architecture possible.
